A house needs rewiring when its cables have aged past safe service, not when it reaches a certain birthday. The clearest signs are rubber or fabric insulation, lighting circuits with no earth, a fuse box with ceramic fuses, and repeated faults an electrician cannot trace to any one appliance. Most Sydney homes wired before about 1970 are due.
Rewiring is the largest job in domestic electrical work, so it is worth knowing what actually forces it. Plenty of houses that feel old have serviceable cable and a bad switchboard, a far smaller fix.
What are the signs a house needs rewiring?
The reliable signs are physical, found by looking at the cable and the board, not symptoms you notice from the lounge room. An electrician checks for these:
- Rubber or fabric insulation. Cable with a cloth braid, or black rubber gone hard enough to crack when moved. Rubber perishes with age and heat, and once it crumbles the conductors are bare.
- No earth on the lighting circuits. Older homes used two-core lighting cable, so metal fittings and downlights cannot be safely installed.
- Ceramic fuses and no safety switches. A board with rewirable fuse carriers rarely has RCD protection, and the wiring behind it is usually the same vintage.
- Discoloured, warm, or buzzing switches and power points. Heat at a fitting means a loose or degraded connection.
- Very few circuits for the whole house. One lighting and one power circuit was once normal, and is well short of what a modern kitchen and laundry draw.
- Faults that move around. Repeated tripping or dead points that never resolve to one appliance suggest the cable, not the load.
A tripping breaker on its own proves very little. It is usually doing its job on a faulty appliance, which is a far more common explanation than perished cable, so work through why a circuit breaker trips first.
What wiring is in a house of my age?
Age is a guide to what was installed, and the cable type decides the job. Australian practice changed in stages, so the decade a house was wired tells you most of what you need before anyone opens a ceiling.

An extended house may hold three vintages of cable at once, and a house rewired in the 1980s is not an 1980s house electrically.
Does the whole house need doing, or just part of it?
A partial rewire works when the old and new sections are genuinely separate, and poorly when they are mixed together. The dividing question is whether an electrician can leave the remaining circuits in place and still certify the work.
A partial suits a house where an extension or earlier renovation already replaced part of the wiring, or where one area, most often the kitchen, has aged badly while the rest is sound. A full rewire is the honest answer when perished rubber turns up anywhere in the roof space, because it is almost never confined to one run.

What actually happens during a house rewire?
A rewire replaces the cable between the switchboard and every point in the house, so it needs access to walls and ceilings. The circuits are planned first. That is the stage worth your attention, because adding a point later costs far more than adding it now. New cable then runs through the roof space and under floors, the switchboard is replaced with modern breakers and RCDs, and every circuit is tested before it goes live. You receive a certificate of compliance for the work.
How long it takes depends on size and access more than anything else. A single storey house with a generous roof space is quick. A double brick house with a flat roof and no crawl space is not, and that shows up in the price and the days on site. Budget for patching and painting afterwards as a separate trade.
When is a switchboard upgrade enough instead?
If the cable is sound PVC with an earth, the board is usually what holds the house back, not the wiring. This is the common outcome for 1970s and 1980s houses, at a fraction of the disruption.
A switchboard upgrade puts modern breakers and RCD protection on the existing circuits, and creates room to split overloaded ones. What happens if you leave old wiring alone?
Nothing in NSW forces a homeowner to rewire on a schedule, which is why old wiring stays put until something goes wrong. There is no legal service life for domestic cable and no inspection required at sale.
Perished insulation raises the chance of a fault in a roof space full of timber and dust, and circuits with no RCD offer no protection against a shock. The everyday costs add up too: metal fittings cannot go on an unearthed circuit, an EV charger may have nowhere to connect, and tradespeople will decline to work on cable that crumbles. Insurers can ask questions after a fire, so check your policy wording.
